These draft terms describe the ListMyProperties information and enquiry platform. The operator’s legal identity, business location and any applicable paid-service arrangements must be confirmed before final publication. Mandatory consumer and other legal rights are not excluded by these terms.

1. The platform and its purpose

ListMyProperties provides UAE-focused articles, property research, planning tools and enquiry/booking-request facilities. These terms concern use of that platform. A property transaction, professional appointment, regulated service or paid service, if offered, requires its own clearly identified parties and applicable agreement.

The information platform is not itself evidence that the operator holds a brokerage, valuation, lending, legal or property-management licence. Do not treat a website feature or referral as proof of professional authorisation.

2. Information is not personalised advice

Articles, guides, calculations and assistant responses are general information. They are not personalised legal, tax, lending, valuation or investment advice. Verify relevant fees, laws, documents, project status and permissions with the appropriate authority or suitably qualified professional before making a decision.

Published information can become outdated. Article dates, old brochures, asking prices, forecasts and third-party statements should not be treated as current guarantees. Report an apparent error by emailing the page URL and supporting information.

3. Properties, availability and illustrative media

Property facts, asking prices, payment plans, floor areas, service charges and handover statements require independent confirmation. A displayed property, guide or enquiry result does not reserve a unit, establish ownership or guarantee availability, title, yield, capital growth or a visa outcome.

Research illustrations and AI-generated lifestyle images are not photographs of an available property unless explicitly identified and substantiated as such. A map coordinate, facing description or Vastu assessment does not amount to a survey, certification or financial-performance claim.

4. Enquiries and follow-up

Provide accurate contact details and relevant requirements. An enquiry submission records a request for follow-up; it does not automatically create a brokerage, agency, professional-advisory or property-management agreement. No fixed response time or particular property recommendation is promised here.

Do not send passwords, identity documents, payment-card details or confidential banking information through the public forms or chat. If a later stage genuinely requires documents, agree an appropriate secure process with the properly identified recipient.

5. Site visits and video calls

The booking form records a request. An appointment is confirmed only when the responsible party confirms it. Slots use Dubai time, UTC+4. Access, the host’s availability, property authorisation and other practical conditions may affect whether a visit can take place.

Video-meeting links and visit instructions are provided separately where a request is confirmed. Request a cancellation or change through the published contact details. A booking request is not an automatically issued video-meeting invitation.

6. Calculators, charts and assistant features

Calculators model the inputs and assumptions supplied. Outputs are not a bank’s eligibility decision, lending offer, valuation or investment guarantee. Taxes, purchase/sale costs, finance costs, insurance, vacancy and other expenses may require separate treatment.

Locality charts represent the stated observations and methodology, not necessarily all transactions or a live market feed. Construction timelines reflect dated reported milestones, not a guaranteed completion date.

If an AI assistant is enabled, it may produce incorrect or incomplete answers and has limited context. It cannot conclude a transaction, verify documents or replace qualified advice. Do not rely on an assistant answer alone for a material decision.

7. WhatsApp alerts and external services

Alert requests are subject to number-ownership/opt-in verification, activation and service availability. Alerts may be delayed, incomplete or unavailable and do not establish that a property remains available at the displayed price. Separate alert consent is required; unsubscribe through the provided link or contact us for assistance.

Email, WhatsApp, maps, tours and other third-party services have their own terms. Links or embeds do not amount to a guarantee or endorsement of a provider’s products or professional credentials.

8. Appropriate use and content rights

Do not submit spam, impersonate another person, upload unlawful material, attempt unauthorised access, interfere with security or use the platform to mislead others. Submit only material you have permission to share.

Website content and branding belong to their respective rights holders. You may link to articles and make lawful personal use of information. Republishing articles, images, branding or other protected material may require permission; applicable statutory exceptions remain available.

9. Payments and separate agreements

The new enquiry platform does not itself execute a property purchase. Do not transfer property funds merely because you received a website message. Independently verify the recipient, authority, project/payment arrangements and transaction documents through trusted channels.

If a separate paid estimator, consultation, booking service or other commercial feature is retained or introduced, its charges, supplier identity, cancellation/refund rules and payment/privacy terms must be disclosed before purchase. These generic enquiry terms do not invent or replace those arrangements.

10. Availability, responsibility and disputes

Features may be updated, interrupted or withdrawn. We do not promise uninterrupted access or error-free third-party services. To the extent permitted by applicable law, the information platform does not guarantee outcomes arising from reliance on general information; this does not exclude liability or rights that cannot lawfully be excluded.

No arbitrary financial liability cap, exclusive court or mandatory arbitration agreement is created by this draft. Applicable law and any appropriate jurisdiction clause must be settled after the operator and business arrangements are identified.

11. Privacy, changes and contact

Personal-information handling is described in the Privacy Policy. Changes to these terms should be dated and communicated where necessary; they should not retrospectively remove accrued mandatory rights.
